25 Jan THE GOVERNMENT LIFTS MORATORIUM ON FOREIGN PURCHASE OF RESIDENTIAL PROPERTY IN SEYCHELLES
We are pleased to inform you about a significant policy update that provides new opportunities in the real estate landscape of Seychelles, particularly for the sale of multi-million-dollar properties. The government has officially lifted the moratorium on the purchase of residential property by non-Seychellois, opening up exciting opportunities for international investors to acquire properties in Seychelles.
Non-Seychellois may now purchase bare land parcels ranging from 2,000 to 4,000 square meters at a minimum price of SCR 4,000 per square meter. Exceptions may be granted for land slightly exceeding 4,000 square meters, provided valid justification is presented. Additionally, they can acquire residential houses, including the land on which they are situated, for a minimum value of SCR 10 million. The property must have a land size ranging between 1,000 and 4,000 square meters, and a stamp duty of 18.5% of the property price applies. Non-Seychellois who invest USD 2 million or more in Seychelles will also become eligible for permanent residency.
This policy change provides new opportunities in the real estate market, especially for those looking to invest in Seychelles’ unique and exclusive properties. With the market opening to non-Seychellois, there is a chance to secure unique residential properties in one of the world’s most desirable destinations. Seychelles offers exceptional long-term value, whether you are purchasing a second home, an investment property, or looking for permanent residency through high-value investment. Limited supply and high demand make this an ideal time to invest, as properties in Seychelles remain highly sought after with strong potential for capital appreciation. Moreover, investing here allows you to enjoy the unparalleled beauty of pristine beaches, lush landscapes, and a tranquil island lifestyle.
As this new policy comes into effect, it is an opportune time to explore the possibilities. Whether you’re interested in purchasing bare land to build your dream home or acquiring a ready-to-move-in residence, Seychelles offers a wealth of potential for discerning investors.
